  • If your property is an apartment building or commercial space, this is not the right service.
  • If you want a property run in a way that shortcuts your obligations as a landlord, this is not the right fit either.

Common questions

What kind of properties do you take on?

Single-family homes are the focus, and duplexes are welcome. Better Home Manager does not manage apartment buildings, larger multi-family properties, commercial space or short-term rentals.

How much does management cost?

Pricing depends on the property, its condition and how much you want handled, so it is quoted after a conversation rather than published as a flat rate. Ask Dennis Mak directly and you will get a straight answer with no obligation.

Do I have to use your contractors?

No. If you already have trades you trust, they can keep doing the work. Where you do not, local tradespeople are brought in and you see what was done and what it cost.

What happens if a tenant stops paying?

Late rent is followed up early and consistently, on a documented schedule, rather than left to drift. You are told as soon as a situation looks like it is heading somewhere serious, and you are involved in the decision about how far to take it.

How often will I hear from you?

Routine months are quiet by design — that is the point of hiring someone. You hear promptly when something needs a decision or money, and you get a summary of what happened and what it cost at a regular interval you agree on up front.

Can I still use the property myself, or sell it?

Yes. It is your property. Existing tenancies have to be honoured, but you are never locked out of your own decisions about the asset.

What area do you cover?
